Texas State Law requires that we, SPRAI, must provide information about our association and the sale of Property located within the jurisdiction of our Association upon request from purchasers. The “goal” of the state law is to ensure that every individual purchasing property has an opportunity to have as much information as possible when buying a property located in a deed restricted community.
SPRAI has its own request form for a Resale Certificate (click here). The appropriate fee must accompany the request. The cost of a standard Resale Certificate is $125.00. If a rush Resale Certificate is needed or required for a closing, the total cost is $250.00. A request for a standard Resale certificate will be completed within 10 days of the receipt of request. A rush request for a Resale Certificate will be completed within 3 days of the receipt of request. In addition, a certificate of compliance inspection must be requested and paid for (click here). A certificate of compliance inspection is required even if you are not requesting a Resale Certificate. SPRAI will provide an updated resale certificate within seven (7) days of receipt of request and fee so long as the request is made within 180 days of the issuance of the original certificate and the original requester requests the update.
