The Sienna Associations (also known as the Association) include the Sienna Residential Association (SRA), for the original seven villages (Anderson Springs, Avalon, Bees Creek, Shipman’s Landing, Steep Bank East, Steep Bank West and Waters Lake) – and the Sienna Community Association (SCA) for villages of Sawmill Lake, Sienna Oaks and Summerlake House.
Sienna is unique in that its residential Associations are managed on-site, something not every community can boast.
The benefits of on-site management are many . . . prompt response to questions, firsthand awareness of community issues, closer interaction with service providers and more availability for inspections, to name a few. On-site management allows staff and residents to develop a real trust, with greater residential involvement and staff response.
The Associations’ primary responsibilities include protecting and enhancing property values, maintaining common areas, enforcing deed restrictions, and providing lifestyle opportunities.
Holiday Hours & Facility Maintenance
The Association and related facilities will be closed for the Thanksgiving holiday; some facilities have additional closures for maintenance. Specific closures & hours are below:
- Association Office & Club Sienna: Closes at noon, Wednesday, November 26 – November 28; regular office hours resume Monday, December 2, at 8 a.m.
- Sawmill Lake Club: Closed November 27 – 30
- Sawmill Lake Pavilion: Closed November 27 – 30
- Sawmill Lake Fitness Center: Closed November 27 & 28
- Racquet Sports Club: Closed November 27 – 30
- Brushy Lake Fitness Center: Closes November 26, beginning at 12 p.m. – November 30
Final day of Sawmill Lake Pool /Splash Pad operations: Sunday, November 23

2026 Assessment Statements in the Mail
The annual Association assessment statements have been mailed and should have been in resident mailboxes by December 1 (or email, if that was opted by a resident). The 2026 Assessment is $1580 per property (gated neighborhoods have additional, neighborhood specific assessments as do the townhomes). If you did not receive an assessment statement by December 1, please contact the Association Office at 281/778-0778 to request a statement or email assessments@clubsienna.com. Statements are mailed via a third party – South Data – and return address notes this information, not the Associations. Owners who have opted to receive their statement via email (through SouthData) will not receive a printed statement; please be sure to check SPAM filters for information from South Data.
Assessment payments are due January 1, 2026 and are considered delinquent if not received by January 31, 2026. Specific information on all payment options will be included in your assessment statement.
If you have questions or concerns about your statement, including potential difficulty in making payment, or establishing a longer term payment plan, please contact Sarah Tatum, staff accountant, via email at assessments@clubsienna.com. Be sure to pay your assessments on time to avoid late fees and interest charges.
Courtesy Notifications Going Digital in 2026
Beginning January 2026, the Community Standards department will begin sending courtesy notifications via email rather than through physical mail. This change is part of our ongoing efforts to reduce costs and operate more efficiently — while also honoring feedback from residents who have shared a strong preference for electronic communication. To ensure you receive these notifications without delay, we encourage all residents to log into their Smartwebs resident portal and verify that your current email address is on file. Keeping your contact information up to date helps us stay connected and deliver important community information in the most timely and convenient way. If no email is listed in your Smartwebs profile, you will continue to receive courtesy notifications by mail. We appreciate your support as we move toward a more sustainable and streamlined communication process. SRA & SCA Combined Annual Meeting
The Sienna Community and Sienna Residential Associations’ Combined Annual Meeting was conducted virtually via Zoom, on Tuesday, November 11, from 7 – 8:30 p.m.
The purpose of the Associations’ Annual Meeting was to announce the results of the community-wide Village Rep elections, to provide a brief recap of 2025, and an overview of 2026 business plans and budget. The evening also featured a brief Developer update and a question-and-answer period. This is the perfect opportunity for residents to learn more about the Associations and the community.

Association Departments
Key functions of the Administration Department include execution of Focus Areas, Financial and Management Oversight, Governance and Board Relations, Community Funds and FBCSO Contract Management.
The Community Relations department is responsible for enhancing “life” in Sienna utilizing the 3 C’s; Communication, Customer Service and Community-wide events.
One of the main functions of the Association’s Community Standards team is to ensure that all residential and commercial units are in compliance with the governing documents and deed restriction guidelines.
Assessment payments are made via First Citizens Bank and accepts e-check and credit card payments. Assessments are due on or before Jan. 31st. If you have inquiries please email assessments@clubsienna.com.
