The Sienna Associations (also known as the Association) include the  Sienna Residential Association (SRA), for the original seven villages (Anderson Springs, Avalon, Bees Creek, Shipman’s Landing, Steep Bank East, Steep Bank West and Waters Lake) – and the  Sienna Community Association (SCA) for villages of Sawmill Lake, Sienna Oaks and Summerlake House.  

Sienna is unique in that its residential Associations are managed on-site, something not every community can boast.

The benefits of on-site management are many . . . prompt response to questions, firsthand awareness of community issues, closer interaction with service providers and more availability for inspections, to name a few. On-site management allows staff and residents to develop a real trust, with greater residential involvement and staff response.

The Associations’ primary responsibilities include protecting and enhancing property values, maintaining common areas, enforcing deed restrictions, and providing lifestyle opportunities.

2025 village rep elections

The 2025 Village Representative (Village Rep) election period is now open, and continues through Tuesday, November 4. During this election period, property owners will elect Village Reps from within SRA (Bees Creek and Steep Bank West) and the Sienna Community Association (Sawmill Lake and Sienna Oaks). The Villages noted are the only Villages with contested elections.  Election results will be announced at the SCA/SRA Combined Annual Meeting on Tuesday, November 11, and elected VRs will begin their terms on January 1.

Watch for 2026 Assessment Statements in the Mail

The annual Association assessments are being mailed to owners by mid-November and should be in resident mailboxes no later than December 1.  If you have signed up to receive your statement by email, you will not receive a paper copy; please be sure to check your email and/or spam filter for your statement. If you do not receive an assessment statement, please contact the Association Office at 281/778-0778 to request a statement. Assessment payments are due January 1, 2026. Be sure to pay your assessments on time to avoid late fees and interest charges. Residents may pay assessments online via Siennanet (click Assessments on the menu bar) using a credit card or by utilizing e-check (fees will apply). Specific information on all payment options will be included in your assessment statement. If you have questions or concerns about your statement, including potential difficulty in making payment, or establishing a longer term payment plan, please contact Sarah Tatum, via email at saraht@clubsienna.com or at assessments@clubsienna.com.  

Courtesy Notifications Going Digital in 2026

Beginning January 2026, the Community Standards department will begin sending courtesy notifications via email rather than through physical mail. This change is part of our ongoing efforts to reduce costs and operate more efficiently — while also honoring feedback from residents who have shared a strong preference for electronic communication. To ensure you receive these notifications without delay, we encourage all residents to log into their Smartwebs resident portal and verify that your current email address is on file. Keeping your contact information up to date helps us stay connected and deliver important community information in the most timely and convenient way.  If no email is listed in your Smartwebs profile, you will continue to receive courtesy notifications by mail.  We appreciate your support as we move toward a more sustainable and streamlined communication process. If you have any questions or need help accessing the Smartwebs portal, please contact the Association office for assistance.

SRA & SCA Combined Annual Meeting

The Sienna Community and Sienna Residential Associations’ Combined Annual Meeting will be conducted virtually via Zoom, and is scheduled for Tuesday, November 11, from 7 – 8:30 p.m.  Property owners must register in advance by 9 p.m., Monday, November 10. If you are unable to participate virtually via Zoom, please contact Dana Ippoliti at danai@clubsienna.com for other possible accommodations. 

The purpose of the Associations’ Annual Meeting is to announce the results of the community-wide Village Rep elections, to provide a brief recap of 2025, and an overview of 2026 business plans and budget. The evening will also feature a brief Developer update and a question-and-answer period. This is the perfect opportunity for residents to learn more about the Associations and the community.

Association Departments

Key functions of the Administration Department include execution of Focus Areas, Financial and Management Oversight, Governance and Board Relations, Community Funds and FBCSO Contract Management.

The Community Relations department is responsible for enhancing “life” in Sienna utilizing the 3 C’s; Communication, Customer Service and Community-wide events. 

One of the main functions of the Association’s Community Standards team is to ensure that all residential and commercial units are in compliance with the governing documents and deed restriction guidelines.  

Assessment payments are made via First Citizens Bank and accepts e-check and credit card payments. Assessments are due on or before Jan. 31st. If you have inquiries please email assessments@clubsienna.com.
