Sienna Operations is BUSY!

Residents have likely noticed that Association crew members are busy working on several large projects within the community. Crew members are repairing wood fencing throughout the community due to wear and tear as well as cleaning and sealing fences to prolong useful life. The crew has also been cleaning mold and mildew off arbors, pillars, brick panels, walkways, steps, monuments, and from playground equipment.  Team members use a series of approved chemicals that are household grade, meaning safe for humans and pets.  

Additional projects include installation of benches and trash cans, street signs, signs along reserves and lakes as well as painting of sign poles as necessary.  As we head into warmer weather, you’ll see even more activities as we prepare the community for spring.

Reporting is Easy with the Report It App

The Association encourages residents to use the Report It app for notifying us of deed restriction or maintenance issues (common area and landscaping) within the community. This tool allows residents to report residential deed restriction issues and concerns to Association staff anonymously.

Your Report It submittal is immediately sent to Association staff who review the report and take appropriate action (submittals are reviewed during regular business hours, Monday – Friday, 8 a.m. – 5 p.m.).

Landscaping Maintenance Tips

As we move into Fall and cooler temperatures, the Association would also like to offer the following tips to hopefully increase the health of your landscaping in the Spring. September and October are ideal times to fertilize and treat for weed control.

Prior to any landscaping changes, please fill out a Modification Application (see Modifications in the menu above) and wait for an MSC decision letter.

 A slow-release fertilizer is ideal. For weed control, a preemergent should be used. This can help prevent future growth of grassy/broad leaf weeds. Fungicide and cinch bug treatments as necessary are also useful Fall strategies.

Also, keep in mind that November and December are the ideal months to replace dead/dying trees or landscaping. Please note that the Association guidelines do allow for xeriscaping methods that utilize water-conserving techniques such as the use of drought-resistant landscaping and water-conserving natural turf. 

Higher (summer) temperatures are likely here to stay and the Association will continue to evolve in its landscaping maintenance and methods. The Association will be rolling out more educational information on these topics across a variety of formats later this year and into 2024.

EXTERIOR MAINTENANCE:  The Association is responsible for major repair and replacement of the roof and siding, power washing, etc. Major painting will be performed by the Association so owners should not paint the exterior of the unit. For any information, please contact the Association at operations@clubsienna.com. 

Owners are responsible for windows and doors. Any exterior changes to the unit must be approved in advance by the Association including modifications to the dwelling and exterior areas such as but not limited to landscape, fencing, and lighting. Modification or enhancement submittals may be done online by clicking here. You may email modifications@clubsienna.com for any questions on this process.

LANDSCAPING: Owners are responsible for all landscaping in the front and back of their unit.

INSURANCE FOR UNIT DAMAGE : Owners are responsible for insuring the unit for any damages due to casualty. This includes any named storms or other peril insurance. Since your unit is attached to another unit, it is very important that STHA have documentation of your insurance coverage at all times. STHA does NOT carry any insurance which provides for interior or exterior coverage of the individual units. For any questions regarding insurance, you may email finance@clubsienna.com.

STHA ASSESSMENT :  STHA assessments are due quarterly. Late payments are subject to interest and late fees. Payment Plans are available. Owners in STHA also pay an assessment to SCA which is separate from the STHA assessment and covers different items. For assessment questions, you may email assessments@clubsienna.com.


FOREST LANDING SPECIAL SERVICES – BEAZER HOMES. (PLEASE CLICK THE + SIGN)

INSURANCE FOR UNIT DAMAGE : Through the Forest Landing Neighborhood Assessment, SCA carries insurance coverage for exterior damages to the units due to a peril. Owners are responsible for insuring the interior of the unit. If you have questions about the Association’s insurance coverage for the exterior, you may email finance@clubsienna.com.

STHA ASSESSMENT :  The Forest Landing assessment is billed and due annually; however, it can be paid quarterly if on an approved payment plan. Late payments are subject to interest and late fees. Payment Plans are available. Owners in Forest Landing also pay an assessment to SCA which is separate from the Forest Landing assessment and covers different items.
